Access Statement for the Billiard Room

Introduction

The Billiard Room is located in the grounds of The Close, an 18th century house on the village green in the heart of Biddestone, 2 miles from Corsham, in North Wiltshire. The property offers accommodation within a large open plan living space, incorporating a king size four poster bed with wardrobe & chest of drawers, a large sofa & television in the living area, a breakfast bar with 2 stools , and a freestanding electric oven & range. There is a separate utility room, with a shower room & WC. The property is at ground floor level, with wide door openings. There are no steep gradients in accessing the property.

    Key Collection Welcome and Car Parking

  • Keys are collected from the owners of the property at The Close, situated at the rear of the Billiard Room.
  • Parking is available on the drive of The Close. The drive is a level, gravelled surface. The drive and entrance to The Billiard Room are lit at night by light sensors.

    Entrance to Property

  • There are 2 low level stone steps at the entrance to the property. The door opening is 4ft. The front door leads directly into the main living space, which is well lit.

    Living area

  • The main living space has a wooden floor with rugs, with anti-slip underlay. Heating is provided by 2 large cast iron radiators. There is a 32 ins TV, with Freeview. There is also a wood burning stove.

    Dining Area

  • There is an oak breakfast bar with 2 stools.
  •  

    Kitchen Area

  • The kitchen area is equipped with a freestanding electric range cooker.
  • A cordless kettle and toaster are provided.
  •  

    Sleeping Areas

  • The King size four poster bed has a wooden framed bed. It is equipped with bedside tables, a chest of drawers, and a wardrobe.
  • There are table lights either side of the bed for reading.
  •  

    Shower-room and Toilet

  • The shower room has a shower unit with glass panels. There is a low level step into the shower.

    Utility Area

  • The utility area contains the gas boiler for hot water and heating. There is a sink with draining board, and storage cupboards above and below the sink.
  • Additional Information

  • Pets are not allowed in the property.
  • The nearest doctor's surgery is The Porch Surgery in Corsham. Tel: 01249 713019
  • Mobile phone reception in Biddestone is variable. The best signal can be obtained with Vodafone or Orange.
